A WAREHOUSE FREE OF MOLD
Backstory
The Guelph bottling plant for an American beverage company was experiencing seasonal humidity in their warehouse. Over time, this was a multi-million dollar problem, as any mold on product skids means that product is a loss.
MeadowBrook Construction was contracted to resolve the problematic humidity situation in the warehouse.
Upon completing the project, we have been asked to bid on their next project – building another humidity solution for their warehouse next door. As well, our Service Division is providing plumbing and electrical maintenance services.
Project Requirements
- Design a solution to increase airflow and substantially decrease humidity to below 50% RH in the existing 13,000 square-foot warehouse space.
- Ensure that the solution is one that can be maintained by the client’s internal team.

THE CHALLENGE
Maintaining operations during construction
Warehouse operations continued during the build of the dehumidifying system. Therefore, it was critical that we consider the needs of warehouse operations and shipping/receiving. We did this in two ways:
1) Creating a staged approach to where and when we were working, taking into account
a) forklift drivers’ pre-specified routes, and
b) the dock door access sequences for external truck drivers, and,
2) Communicating well with the warehouse coordinator and shipping/receiving coordinator at all times, and especially as we moved from one stage of construction to the next.
This ensured that shipping, receiving, and warehousing activities were not adversely affected during construction...
Drawings that don’t match reality
In the middle of construction, we discovered a small variance between the client’s warehouse drawings and the actual layout of the aisles. In one area the drawing was off by a few feet, making it structurally unfeasible to place a dehumidifier where it was intended. Solving this problem on the spot, in a way that would work for the overall dehumidifying system and the forklift operators working in the aisles, was a collaboration of the design team, the construction team, the client’s corporate management, and the warehouse team.

A new plumbing system was created and installed to help address the excess humidity and route drain water to the proper channels.
We also created a new electrical system, running new infrastructure to an existing panel on the other side of the plant.
