Implementation of Quarterly Maintenance for Continued Protection and Prevention of Future Issues

Backstory

The food manufacturing plant had been in operation for several years, and while the production processes were well-established, the building itself had begun to show signs of wear and tear. During a routine service call to relocate a wall, the company’s handyman noticed several gaps in the building exterior that posed a significant risk. The gaps were particularly concerning given the nature of the facility’s operations, as they left the building exposed to the elements and critters. If left unaddressed, these gaps could result in contaminated food, unsafe working environments, and significant losses due to downtime.

CHALLENGES AND PERCEIVED RISKS

On site for a service call to relocate a wall. When our handyman was on site he noticed several gaps in the building exterior posing risk. He
recommended to replace the doors sweeps and seals around their bay doors and the precast caulking joints that were shot. This left them
exposed as there were a ton of voids open to the elements and critters. They are a food manufacturing plant, the risks include, contaminated
food, safe working environments, losses due to downtime.

WHAT DID WE DO

We provided a building envelope inspection looking for any water penetrations, openings for mice bugs, etc. weather seals that were
defective allowing temperatures to rise or decline in certain areas of the plant.
During our inspections we found multiple areas that needed attention, these areas were repaired preventing any loss of product or
revenue due to down time.

WHAT WAS THE OUTCOME

  • The building was sealed and because this was a proactive approach, they are very eager to call for service. In food manufacturing
    facilities, there are very high standards for quality control. These issues need to be rectified on priority.
  • We implemented quarterly maintenance where our technician completes a walk
