How a Manufacturer Avoided a Costly Emergency Situation by Prioritizing Plumbing Preventative Maintenance

Backstory

A furniture manufacturer was a thriving business that relied heavily on its production line to keep up with customer demands. However, the company was faced with a difficult decision when it came to repairing its damaged building drain. They knew that if the problem was not addressed immediately, it would lead to a costly emergency situation that could potentially shut down their production line and cause significant damage to the building.

To avoid this, the company reached out to MeadowBrook for a preliminary plumbing walk-through of their facility. During the walk-through, MeadowBrook identified several challenges, including a collapsed sanitary building drain that was crucial to the company’s production line. The repair team from MeadowBrook was able to quickly identify the location and depth of the break, and excavated and replaced the damaged pipe with a new one.

CHALLENGES AND PERCEIVED RISKS

We recently had a customer who decided to have us complete a preliminary plumbing walk-through of their facility in order
to see how they could benefit from having a plumbing PM.
A walk-through was completed and several challenges were found. Some minor challenges were found as well as a major. 
We walked the building and listen to the customers’ pain points. They said that when there is heavy rainfall several of the internal storm
drains will back up in their facility. We then took to the roof. We found 11 out of the 19 roof drains missing their restrictors. The
metering device slows the flow down so the storm system isn’t overwhelmed when draining. We were able to install the missing
components and this helped dramatically. We also check the storm sewer manhole on the property. We found a large piece of
concrete obstructing the drain that we were able to remove. This was also added to the storm drainage challenges.
MeadowBrook also inspected all the fixtures in the building. We found several fixtures constantly running water. Doesn’t seem like much but this is adding cost to the water bill each day, week, or month left unattended. We made several repairs and this is something we are
checking for this customer quarterly. 
The largest and most detrimental issue that was found was when we camera inspected the sanitary building drain. As we approached
just the foundation of the building, we found the building drain %60 collapsed. MeadowBrook was able to locate where the break was
and how deep. We recorded our findings and shared them with the customer. A game plan was made and we excavated and repairs the drain
off hours when no one was in the building causing no downtime on the customer’s production.

WHAT DID WE DO

The client was faced with a difficult decision: repair the drain, or prepare for the risk of a costly emergency situation. The drain itself
was a major component of the company’s production line, and it needed to be repaired immediately. The company did not have the
resources or the time to replace the pipe, so they leaned on MeadowBrook to provide and implement a solution. The repair team used
heavy equipment to dig up the collapsed pipe and replace it with a new one. The excavation was done quickly and efficiently, and the
pipe was replaced with a durable and reliable pipe.
The repair was done in a timely manner and the company was able to get back to normal production without any delays. The repair
the team also provided the company with the necessary tools to safely and efficiently maintain the new pipe.

WHAT WAS THE OUTCOME

Finding this saved a lot of heartache. Eventually, this drain would have collapsed fully causing the entire building to back up with water
and human waste. Production would be shut down, people sent home, no proper planning to mitigate property damage. Finding the
issue on the camera would be next to impossible as the drain would be full and we wouldn’t be able to get a clear picture of the
challenge. 
The customer still continues with full quarterly plumbing maintenance at their facility … all being far less eventful than their initial PM
walkthrough.
